- FHA Closing Hang Ups
Swimming Pools ; Clean it! A nasty, green dirty pool will need to be cleaned. Many underwriters will consider this a health hazard and require it to be sparkly blue and clean.
Heating/Cooling; FHA only requires a heat source, a permanent heat source. A fireplace or wood stove is NOT a permanent heat source. Central air conditioning is not required, but if installed, must be operational.
Electrical wiring; No exposed wires! This includes something as simple as a missing outlet cover or ceiling fixture. The wiring must be covered.
These are just a few things that I find many times when performing FHA appraisals for lending. Every one of them can trigger a repair requirement. It may hold up your closing while you get the items fixed and wait for additional inspections that will be required.
